Annexation
The applicant is requesting to annex two parcels located at the southwest corner of Arapahoe Road and US Highway 287 in Boulder County. The total land area consists of approximately 38 acres. The parcels were reviewed by City Council at their meetings on February 18, 2025 (Annexation #1) and October 28, 2025 (Annexation #2) and were found to be eligible for annexation. The annexation petitions are the first step in a multi-application process for future development of the property.
Sketch Plan
A Sketch Plan application for mixed-use development spanning Annexations #1 and #2 was submitted to the City on November 7, 2025. Public engagement for the Sketch Plan application includes:
1. Intent to Develop - October 27 - November 5, 2025 (completed)
2. Neighborhood Meeting - November 20, 2025

Public Engagement
Following the review of the formal application, public hearings will be scheduled in accordance with the development review process timeline. Public notices will be sent to property owners within 750 feet of this project, sign(s) will be posted on the property and a notice will be published in the Daily Camera or local newspaper. Members of the public can attend the public hearings and provide in person comments if desired. Public comments will be accepted 10 days prior to the public hearing and included in the public record.
